What information is reported in a title search?
Current assessment and tax information, the most recent conveyance, all open mortgages and any judgments against the name(s) in the title or against the address.
What if a report contains judgments, but I know they are either paid off or not against my party/parties?
Call your representative at cfacts to begin an investigation. If you have proof of the payment or an executed non-identity affidavit, fax this to us to expedite your request.
How does cfacts investigate judgments?
The most reliable way to verify judgments is by cross-checking the social security numbers and date of birth of the plaintiffs with those of the people in title. Most judgments do not show a social security number (or any identifying information) so the plaintiffs must be contacted.
Does a Present Owner Search show all open and satisfied mortgages against a particular piece of property?
cfacts only shows open mortgages from acquisition date of property. If you need a report that reflects all open and closed (or satisfied) mortgages, please indicate this at the time of your request
What is the turnaround time for a title search?
Most reports are completed within a 2 day period. Some factors that may delay a report include: Number of years the parties have been in title, common names in title and the search being in a rural area.
Is there a report that shows only the current deed information, or only tax information?
Yes, cfacts can customize any type of request you may have. As long as the information is recorded at the courthouse we can provide a report for you based on your needs.
