Why Obtain a Title Search for Your Property?

Did you know that there are approximately 50 ways the ownership you have in your property could be damaged without being in default with your mortgage company? Forged satisfactions or releases; an error by a clerk in the county recorder's office; a misapplied tax payment; and an illegal conveyance are just a few examples of hidden "title defects" that could cause you problems with your property.

Having a title search completed on your property puts you in control of your own records. You will be able to address any potential defects, which would remain hidden without this report, until you tried to sell your property or get a loan.

For a small fee, cfacts - Flexible Title and Closing Services, will conduct a current owner title search on your property. You will receive a full and complete report from cfacts search of public records at the county level for your property. The title report will consist of four (4) parts; Assessment Record, which outlines the assessed value and tax status; the current Conveyance Record; Mortgages, which shows all open mortgages; and Judgments and Liens recorded against you and/ or your property. After receiving your completed report, you will be able to review it and address any discrepancies with the appropriate lender, agency or court that holds the record, to correct the information.
